Services Provided
Our Attorneys provide years’ experience in real estate practice, and are experienced in providing title examinations, title certifications and title insurance policies for both complex commercial matters and residential transactions.
We are engaged regularly by lawyers, law firms, National Title Insurance Companies, Energy (Solar) Developers, and landowners for title examination, determination of ownership or access, insurability of title or expert witness testimony.
Conduct both commercial and residential title examination of records in the Registry of Deeds, and Commonwealth of Massachusetts Court Systems. We examine title to some of the most complex real estate title matters throughout the Commonwealth, including determining fee ownership of streets and ways, access in or over parcels of land, or determining appurtenant rights to a beach or waterway.
Prepare Commitments, Proformas, endorsements and underwriting of Title Insurance Policies.
Prepare and file Supplemental Petitions (S-Petitions), Withdrawal from Registered Land (Deregistration), Actions to Quiet Title and more.
Prepare HUD-1 Settlement Statements, act as Settlement or Escrow Agent and conduct all escrow related services.
Represent Buyers and or Seller’s to draft, review and or negotiate purchase and sale agreements, review of certification of title, assisting clients with transaction management from due diligence through closing.
Serve as an expert witness for litigation matters relating to title examination or real estate title, in the Commonwealth of Massachusetts.

Partner
Joel A. Stein is a partner with the Norwell firm, The Law Office of Mitchell and Stein. He is a graduate of New York University and Boston University Law School. He served as President of REBA in 1994 and served on the Board from 1989 to 2018 where he received the Johnson Award for service to the Real Estate Bar. He has authored chapters on Title Examination for three different MCLE publications and has been a member of the Abstract Club for thirty years.

Kenneth A. Mitchell Jr. is a partner at the Law Office of Mitchell and Stein. His practice centers on real estate matters, including title services, title insurance, and Land Court practice. He represents national title insurance companies, renewable energy developers, landowners and law firms throughout the Commonwealth of Massachusetts. Kenneth is engaged by lawyers and title insurance underwriters, to conduct title examinations, title certifications and title insurance policies for both complex commercial matters and residential transactions. He is often engaged as a title consultant for transactions or litigation regarding land and title issues. His practice also includes commercial escrow and settlement services. Kenneth is approved by the Commonwealth of Massachusetts Land Court, as a title examiner for tax, registration, and subsequent cases – “Land Court Examiner.”
